Why Have Your Building Measured?

Successive revisions in BOMA standards have increased the rentable area of buildings by 2% to 5%, in general, due to remeasurement. By updating measurements, owners and managers could see significantly more income and may lead to higher building valuations. The ROI for investing in accurate BOMA measurements may be the quickest of any investment in your building.
We measure and map a wide range of properties, including:
- Industrial Facilities
- Office Complexes
- Retail Spaces
- Medical & Educational Buildings
- Mixed-Use Developments
- Multi-Unit Residential Buildings
What are BOMA Standards?

BOMA (the Building Owners and Managers Association) provides a standardized methodology for measurements and floor area calculations for buildings. GPRS can provide lease area analyses for building owners and managers, using the latest BOMA standard, calculating occupant and rentable areas for each suite.
There are multiple varieties of BOMA Standards:
- Office Buildings are covered in ANSI/BOMA Z65.1-2024
- Industrial Buildings are covered in ANSI/BOMA Z65.2-2025
- Multi-Family & Hospitality Properties are covered in ANSI/BOMA Z65.4-2023
- Retail Properties are covered in ANSI/BOMA Z65.5-2020
- Mixed-Use Properties are covered in ANSI/BOMA Z65.6-2021
- Gross Area Calculations are covered in ANSI/BOMA Z65.3-2024
BOMA Standards: What’s Changed?
The 2024 BOMA standards introduced refined measurement methodologies for all building types, ensuring greater clarity and consistency across industrial, office, retail, and mixed-use spaces. Key updates include:
- Expanded Inclusion of Covered Exterior Areas – Spaces like loading docks, covered walkways, and exterior tenant areas may now qualify as rentable space.
- Standardized Measurement Protocols – Across all building types, reducing ambiguity in calculations and regional inconsistencies.
- Enhanced Comparison Metrics – Providing clearer apples-to-apples comparisons between properties for better investment decisions.
How BOMA Changes May Impact You
For any property undergoing lease negotiations or ownership transitions, ensuring compliance with updated BOMA standards is essential for accurate assessments and competitive positioning.
2024 refinements across different building types are designed to improve clarity, consistency, and accuracy in rentable area calculations.
- Expanded Inclusion of Ground-Level Outdoor Amenities – Patios and other outdoor spaces at ground level are now included in rentable area calculations if they serve as tenant amenities, even if uncovered
- Tenant Balconies & Terraces – These spaces are now calculated without a load factor, recognizing their seasonal usability
- Unenclosed Occupant Service Areas – Certain rooftop equipment areas, unenclosed waste removal zones, and storage areas are now counted in rentable space
- Standardized Measurement Protocols – The 2024 update eliminates inconsistencies in how rentable areas are calculated across different office properties
- Exterior Covered Areas – Revisions introduced in 2019 covered the inclusion of covered loading docks and similar spaces in rentable area calculations. This remains a key factor in 2024, ensuring industrial properties reflect their full usable footprint
- Elimination of the Drip Line Method – The 2019 update removed this method, ensuring a single, standardized approach to measuring industrial spaces
- Clarification on Shared Spaces – Updated standards refined how shared corridors, atriums, and common areas are allocated in multi-tenant retail environments
- Standardized Load Factors – Now ensures consistency in how rentable areas are calculated across different retail and mixed-use developments
- Tenant Storage Areas – Now included in rentable area calculations without a load factor, ensuring accurate assessments for medical and institutional spaces
- Non-Allocated Tenant Areas – A new category introduced in 2024, covering unenclosed tenant spaces, storage areas, and single-tenant shafts
These updates ensure greater transparency and consistency in how rentable areas are calculated, reducing ambiguity and improving comparability across properties. For facilities managers, owners, and investors, aligning with the latest BOMA standards is crucial for accurate lease negotiations, property valuations, and investment decisions.
