GPRS Laser Scanning developed an as-built model to aid this client in converting a historic building into a luxury hotel. GPRS provided 3D scanning services for a 250,000 square-foot building, including the exterior facades, floors 1-4, basement, roof, penthouses and mechanical spaces. GPRS’ team of in-house architects, engineers and CAD Technicians delivered point cloud files, a 3D model, and TruViews to the client.

GPRS provided 3D scanning services for a 250,000 square-foot building, including the exterior facades, floors 1-4, basement, roof, penthouses and mechanical spaces. GPRS’ team of in-house architects, engineers and CAD Technicians delivered point cloud files, a 3D model, and TruViews to the client. Challenge: The client was challenged with acquiring highly detailed architectural data including walls, ceilings, floors, stairs, balustrades, colonnades etc., and structural data including exposed columns and beams to design the renovation. Due to the size of the building and the ornate features, traditional methods would have taken months to complete and would not have been as accurate or anywhere near as detailed. Solutions: The GPRS scan technician completed 1,680 laser scans in 15 days (an average of over 100 scans per day!) with a Leica P20 ScanStation. A 3D Revit model with varying degrees of LOD 200 and LOD 300 modeling was generated by GPRS’ engineers based on the client’s instruction. Some areas of the building, such as the main lobby and exterior facades, required finer modeling detail over 350. This was deciphered through several project scope conferences between GPRS and the client. Deliverables: GPRS delivered point cloud files (.rcs file formats), a 3D Revit model and TruViews to the client. GPRS worked closely with the project architect to review the model in real time utilizing BIM360 software for shared viewing of the model in its current state throughout the 2-month project. Added Value: 3D laser scanning aids the process of architectural design from the early stages of site documentation and conceptualization, to monitoring construction progress and verifying as-built accuracy. Aside from the benefits of quickly and accurately creating detailed as-built drawings of a site, the data acquired through laser scanning has continued value throughout the project's life. PROBLEM The hospital campus featured multiple parking structures with inconsistent layouts, some aboveground, some underground, and some interconnected across levels. Patients and visitors frequently experienced difficulty navigating from their vehicles to their medical offices, resulting in frustration, delays, and operational strain on staff. The total space 3D scanned was 1,681,500 SF and included the following parking garages within the scope of work. In under a week, a three-person GPRS team used the Matterport Pro 3 and Leica RTC360 laser scanners to capture every parking level, space, stairway, and hospital access point. Accurate reality capture data was used to create individual 3D BIM models for each parking garage and a unified campus model, which served as the foundation for generating 2D plans and immersive virtual tours. As a National Historic Landmark District, the property is confined by preservation standards set by the federal government and the town of Salem. Because of these terms, unlike making renovations to a modern home, every modification at the Seven Gables property must be approved by multiple stakeholders to ensure that historical accuracy is maintained. The client also had budget constraints due to the project’s nonprofit status, so the job scope narrowed from 3D laser scanning eight buildings to five. Existing Conditions, a GPRS company, worked closely with Union Studio to efficiently supply them with the data and deliverables they required, knowing the allocated budget for this project. Solution 3D laser scanning will play an important role in the preservation of these historic buildings, by delivering as-built data, drawings, and models for design planning and decision making. 3D laser scanning documented the exterior building shells, delivering precise measurements and building footprints. For the Hooper Hathaway House basement, 3D laser scanning captured the architectural and structural features, geometry, and spatial layout.
