Case Study: 3D Laser Scanning Aids In Hotel Renovation Location: Toledo, Ohio TASK: A hotel developer plans to invest $30 million to renovate a 200-room hotel in downtown Toledo, Ohio. GPRS performed laser scanning services to aid this client in the renovation. GPRS 3D laser scanned the exterior elevation, basement, main lobby level, 2nd floor and elevator shaft – more than 30,000 square feet of space. All structural and architectural features were captured as part of the scan. PROBLEM: No accurate as-built drawings existed. It would have been difficult, costly and time consuming to manually measure the 19-story building. The developer was not local, making transportation and lodging an added expense. Safety was also a concern, as the building was partially demolished and contained asbestos. SOLUTION: GPRS quickly mobilized to the site and captured the existing conditions of the hotel. Using a P40 survey-grade Leica ScanStation, the local GPRS Project Manager tied the data to survey control, achieved 2-4mm accuracy, and mitigated movement, ensuring level scans. The client received .rcs Intensity Map Point Cloud files, 2D AutoCAD Floor Plans, 2D Point Cloud Sheets, a 3D Revit 2017 LOD 100 Model and TruViews. To save costs and expedite this project, only the unique floors of the hotel were laser scanned. Capturing the basic structural and architectural features will immensely help the architect in planning the hotel renovations. Laser scanning quickly captured precise data while avoiding the risk of the unsafe environment. Tallahassee, Florida Task: An architect requested an ArchiCAD BIM model of a college football stadium to create renovation construction documents. Problem: A vast amount of space required as-built documentation, over 600,000 sq. ft. needed 3D laser scanned and modeled. The renovation changes were complex. A BIM model was needed to provide the stadium owners a better understanding of the architecture and design updates. Our client needed a single source of data, where all architects on the team could see the latest design and document their changes. Solution: The exterior and interior of the stadium were 3D laser scanned with 2-4 millimeter precision, including three concourse levels, stadium seating, and suites. TruePoint delivered an intensity map point cloud, TruView viewer files, and a Revit 2021 3D model of the stadium. Working from precise details in the 3D model, renovations can be designed right the first time, saving time and costly change orders. Benefits: The architect utilizes the Building Information Modeling (BIM) process to provide their clients a better understanding of the complexities of architecture and design. This was GPRS’ second phase of laser scanning for this client. Challenge: The client could not accurately capture the location, exact dimensions and detail of the three trees. They needed laser scanning services to include the trees in the design plan. It was important to capture the existing conditions without damaging the tree trunks or limbs. Solutions: GPRS’ Texas office used a Leica C10 ScanStation to capture the three trees and the surrounding area. Accurate 3D measurements were captured in a few hours on site in a fast and environmentally friendly manner. Laser scanners are non-contact, they scan from tripods on the ground up to 300 yards, keeping the environment untouched. Deliverables: GPRS provided the client with intensity map point cloud files and 3D mesh of the trees. This can be pulled into an existing Revit or AutoCAD model and aligned with the design plan, as well as be used in reality capture software. Added Value: GPRS incorporated the first and second mobilization into the same coordinate system which allowed the separate projects to be put on the same coordinates and relate the projects to one another even though they were captured at different times. This allowed the client to create their design model more accurately and preserve the 100-year-old trees. 3D information is invariant to lighting and shadow. As a result, significantly more data was acquired by laser scanning the tree, and much more accurately than hand measuring. Laser scanning services are the solution for capturing spatial data in a fast, efficient and highly accurate way.
