The client was making a large investment in capital and equipment and needed reliable as-built data and a 3D BIM model to expedite the installation without rework.
A pet nutrition manufacturer was expanding its facility to increase the production of current products and add an additional packaging line. The 30-year-old company planned to invest $17.5 million in this expansion. GPRS conducted an as-built site survey and created a 3D BIM model for the facility expansion. We captured approximately 50,000 square feet of the dry mixing facility spanning 5 levels, including a meat slurry room, a batching area, an extruder room, a hammermill room, and several mechanical and electrical rooms. Precise point cloud data was captured for all architectural and structural features, equipment, conduit, and piping.

The plant was complex, capturing the existing spatial data of the machinery, conduit and piping in a high level of detail was important to the plant engineers. There were many silos and machinery that needed to be worked around and could obstruct the view. The client was making a large investment in capital and equipment and needed reliable data to expedite the installation without rework. Solution: In two days on site, TruePoint’s experienced project managers 3D laser scanned the manufacturing facility with the Leica P50, Leica P40 and RTC 360 laser scanners. TruePoint’s in-house modeling team built an information-rich 3D BIM model for the client. Deliverable: The deliverables created for this project included an intensity map Autodesk Recap point cloud (.rcs file), LGS/JetStream Viewer files and a Revit 2019 LOD 300 3D model. The information-rich 3D model included: Basic structural elements including exposed columns, beams and structural bracing. Basic architectural elements including walls, doors, windows, floors and ceilings. Mechanical, electrical and plumbing piping 2" in diameter and above, showing valves on all pipes that were 2" and larger. Conduit runs were modeled as solid blocks. MEP Equipment including pumps, electrical boxes, silos and HVAC ductwork. Added Value: TruePoint 3D laser scanned another facility for this client earlier this year. We were contacted to provide accurate site data to plan for this facility expansion. To complete the facility upgrades, they needed line, equipment, and tie-in points. Solution: 150,000 sq. ft. of space was 3D laser scanned in two days on-site with the Leica P50 ScanStation and the RTC360 laser scanner. 279 laser scans were taken to capture complete as-built data of the site’s structure, equipment, and MEP. Deliverable: GPRS delivered an LOD 200 design-intent architectural, structural, and MEP Revit Model, 2D AutoCAD floor plans and interior elevations, and an RCS point cloud file. MEP piping and conduit 2 inch and larger, HVAC ductwork, pumps, motors and equipment were 3D modeled to within ¼ inch accuracy. The 3D model will allow our client to discover any discrepancies between the design and existing conditions so they can make necessary adjustments before the facility upgrade begins. Added Value: Coordinating the work of designers with structural, MEP, and other construction teams is often difficult. Laser scanning provides a fast and accurate way to collect large amounts of site measurement data which can be used to expedite the retrofit design process. 3D scanning will help this client design to the actual as-built conditions, reducing clashes and change orders. The data GPRS collects can be used to develop the utility portion of a conceptual site model (CSM) to visualize migration routes, communicate with stakeholders, make informed remediation decisions, and protect the team on site and the environment.
A gas station requested utility locate and as built data to document the existing conditions for site upgrades and to develop an emergency response plan for potential leaks. Accurate 2D utility locate maps, a 3D BIM model, and a conceptual site model (CSM) were created of the gas station, underground storage tank system, and surrounding utilities.

Task: A gas station requested utility locate and as built data to document the existing conditions for site upgrades and to develop an emergency response plan for potential leaks. Accurate 2D utility locate maps, a 3D BIM model, and a conceptual site model (CSM) were created of the gas station, underground storage tank system, and surrounding utilities. Problem: The gas station lacked as built site information required for compliance with environmental regulations, essential to plan for site upgrades, and necessary to take prompt corrective action in the case of an emergency. The client did not have an accurate conceptual site model (CSM) to understand and interpret contaminant fate and transport in the subsurface. Solution: GPRS Project Managers used state-of-the art equipment to perform ground penetrating radar (GPR), electromagnetic (EM) locating, video pipe inspection (VPI), leak detection, 3D laser scanning, and drone photogrammetry services at the gas station. The GPRS Mapping & Modeling Team delivered accurate as built and utility location data in point cloud, 2D maps, 3D BIM model formats, to help eliminate guesswork from decision making, and prevent time-consuming and dangerous mistakes and the costs associated with them. The gas station received access to millimeter-accurate information to efficiently plan work and drill safely. Locating underground storage tanks, including their depths, can help the station owner detect unusual fluctuations in fuel levels and assess any potential leak faster. Detailed site maps can help to communicate the location of a leak, the most likely paths and extent of horizontal and vertical delineation, and to plan assessment and mitigation efforts. Benefits: Infrastructure location and mapping are vital before conducting any construction or subsurface work like soil boring, or coring concrete to drop vapor pins – to eliminate clashes and utility strikes and keep workers and the community safe. Comprehensive site data is essential for the early detection and management of petroleum leaks at a gas station, to help minimize environmental damage and ensure the safety of employees and the surrounding community. GPRS as built maps and models provide accurate information to avoid hitting a UST or system component, and to avoid a utility strike when sampling soil.
