GPRS Develops As-Built Model to Convert Historic Building into a Luxury Hotel

3D laser scanning aids the process of architectural design from the early stages of site documentation and conceptualization, to monitoring construction progress and verifying as-built accuracy.
GPRS Laser Scanning developed an as-built model to aid this client in converting a historic building into a luxury hotel. GPRS provided 3D scanning services for a 250,000 square-foot building, including the exterior facades, floors 1-4, basement, roof, penthouses and mechanical spaces. GPRS’ team of in-house architects, engineers and CAD Technicians delivered point cloud files, a 3D model, and TruViews to the client.

Quote from GPRS Team Member: “The scanning and modeling teams worked around the clock, sometimes 7 days a week, to complete this project. The hard work paid off and we’re thrilled with the result – one of our most highly-detailed architectural 3D models to date.” - Nate Baker, GPRS Service Line Leader – 3D Laser Scanning Location: Philadelphia, Pennsylvania Task: GPRS Laser Scanning developed an as-built model to aid this client in converting a historic building into a luxury hotel. Challenge: The client was challenged with acquiring highly detailed architectural data including walls, ceilings, floors, stairs, balustrades, colonnades etc., and structural data including exposed columns and beams to design the renovation. Due to the size of the building and the ornate features, traditional methods would have taken months to complete and would not have been as accurate or anywhere near as detailed. Solutions: The GPRS scan technician completed 1,680 laser scans in 15 days (an average of over 100 scans per day!) with a Leica P20 ScanStation. A 3D Revit model with varying degrees of LOD 200 and LOD 300 modeling was generated by GPRS’ engineers based on the client’s instruction. Some areas of the building, such as the main lobby and exterior facades, required finer modeling detail over 350. This was deciphered through several project scope conferences between GPRS and the client. Deliverables: GPRS delivered point cloud files (.rcs file formats), a 3D Revit model and TruViews to the client. GPRS worked closely with the project architect to review the model in real time utilizing BIM360 software for shared viewing of the model in its current state throughout the 2-month project. Added Value: 3D laser scanning aids the process of architectural design from the early stages of site documentation and conceptualization, to monitoring construction progress and verifying as-built accuracy. Aside from the benefits of quickly and accurately creating detailed as-built drawings of a site, the data acquired through laser scanning has continued value throughout the project's life. Laser scanning and modeling is exploding in the AEC industry. 3D laser scanning creates a smooth BIM workflow, from the acquisition of data to a polished 3D model. Scan to BIM services are becoming more popular as the need for intelligent 3D CAD models grows.

3D Laser Scan Corporate Office HVAC and Mechanical Systems

With 3D laser scan data, the client can accurately verify the existing HVAC and mechanical equipment within the building without having to worry about positioning or measurement error. This helps them to design their new systems more accurately and efficiently.‍
3D scanning services were performed for a 10-story office building, capturing existing above-ceiling interstitial HVAC systems on each floor, as well as mechanical rooms, chiller rooms, air handling unit rooms and a basement tunnel connecting the utility area to the office building. Over 240,000 square foot of space was laser scanned to document the as-is conditions. The client was upgrading the HVAC system and GPRS developed a 3D model to aid the design process and reduce clashes.
With the 3D laser scan data collected by GPRS, the client could accurately verify the existing HVAC and mechanical equipment within the building.
Location: Toledo, Ohio Task: 3D scanning services were performed for a 10-story office building, capturing existing above-ceiling interstitial HVAC systems on each floor, as well as mechanical rooms, chiller rooms, air handling unit rooms and a basement tunnel connecting the utility area to the office building. Over 240,000 square foot of space was laser scanned to document the as-is conditions. The client was upgrading the HVAC system and GPRS developed a 3D model to aid the design process and reduce clashes. Challenge: With the site being an active office building, it was critical that the required lidar scanning data was obtained with minimal interruptions. Accuracy was important and the space was vast, they needed complete documentation to plan for system upgrades, including above the acoustic tile that was to remain in place. Solutions: Using the RTC360 and P40 Leica 3D laser scanners, GPRS Project Managers 3D laser scanned the interstitial and mechanical space in the evenings to avoid interrupting the office workday. A laser scanner mounted to a tripod was extended above the ceiling tiles to capture the interstitial space. With the 3D laser scan data, the client can accurately verify the existing HVAC and mechanical equipment within the building without having to worry about positioning or measurement error. This enables them to design their new systems more accurately and efficiently. Deliverable: GPRS delivered point cloud data in .rcs file format usable in Autodesk products (Revit, AutoCAD, Navisworks, etc.) so the client can align and overlay the point cloud to their existing 3D Revit model to verify the location of large format ductwork located in the interstitial space. GPRS also provided a 3D model of the mechanical rooms, chiller rooms, air handling unit rooms and basement tunnel. An LOD 100 model of the structural space and an LOD 300 of the MEP space was delivered to the client. Added Value: GPRS customizes deliverables for each client, so they are only paying for what they need. Also, upon completion of the HVAC system upgrade and prior to ceiling tiles being installed, GPRS will re-mobilize to the site to capture the new as-built conditions of the space for future reference.

Scan-to-BIM of 15-Story Structure

The cost avoidance impact of the integrated scan-to-BIM workflow saved the project an estimated 5% of the total contract amount, a savings of approximately $1,500,000.
GPRS provided 3D laser scanning and modeling services for a 15-story structure in the greater Cincinnati, Ohio area. This included 8 floors of commercial space, 2 stories of retail, 5 levels of parking garage, as well as the exterior façade and roof surface. The GPRS Project Manager captured over 1.54 million square-feet of space, and in-house engineers created a custom Revit model based on the point cloud of the existing conditions. Once construction was complete, this project received the 2017 Build Ohio Award for New Construction Over $30 million.
