3D BIM Model Aids Wastewater Treatment Plant Heat Exchanger Upgrades

Our client required a high-detail 3D BIM model to accurately visualize, design, modify, and manage the update of a heat exchanger within a Wastewater Treatment facility, enabling efficient updates and modifications without the need for extensive on-site measurements or manual drafting.

The Leica RTC360 scans in color, which is useful when you need a true representation of a site in color detail. Deliverables LOD 300 3D BIM Model Task GPRS was called to 3D laser scan the Southerly Wastewater Treatment Plant and render an LOD 300 BIM model of the three-level heat exchanger for ABC Piping Co. to update one of the systems. PROBLEM Our client desired to upgrade the heat exchanger to reduce maintenance, energy consumption, and overall operational expenses in the long term. To properly design, prefabricate, and install system updates, ABC Piping Co. required a detailed 3D BIM model of the current mechanical and piping system, including pipe sizes, materials, and routing. Solution GPRS partnered with ABC Piping Co. to 3D laser scan and model the heat exchanger at the Southerly Wastewater Treatment Plant for upgrades. GPRS utilized the Leica RTC360 laser scanner to capture as-built conditions from 3 different floors around the existing heat exchangers. 108 laser scans were taken with the RTC360 from different locations to capture the intricate details of this very dense mechanical facility. The 3D BIM model provideed a detailed and accurate representation of the existing heat exchangers within the facility, enabling engineers and designers to clearly understand the spatial relationships, constraints, and interdependencies between various components. Benefits 3D laser scanning captured precise layout, dimensions, and locations of the existing architectural, structural, MEP, FP, and HVAC system elements for this facility in a point cloud. The GPRS Mapping & Modeling team transformed point cloud data into an intelligent 3D BIM model to aid system engineering. GPRS used 3D laser scanning and BIM modeling to support Whiting-Turner’s renovation of one of the most critical telecom hubs on the West Coast.
GPRS partnered with Whiting-Turner to 3D laser scan 200,000 square feet of the Pittock Block Internet Exchange in Portland, Oregon, an eight story, 302,262 square foot carrier hotel, data center, and office space. Built in 1914, the historic building was adaptively reused from an electric substation into a modern data center that now hosts one of the highest densities of telecom networks and carriers on the West Coast. Whiting-Turner planned renovations to tenant and common areas on the ground, mezzanine, fourth, and eighth floors, including new entry vestibules, infrastructure upgrades, support rooms, and façade modifications. To support this work, GPRS captured as-built data of the building to generate a point cloud, CAD drawings, and Autodesk Revit Model.

PROBLEM Renovations and infrastructure upgrades needed to be completed without disrupting ongoing tenant operations or critical systems. The facility could not experience downtime, as it housed 16 fiber optic carriers, 179 service providers, and seven subsea cables critical to its role as a global grade Internet Exchange. Renovations across multiple levels, including the ground, mezzanine, fourth, and eighth floors, had to modernize shared spaces, infrastructure, and systems while maintaining uptime. Entry vestibules needed to be updated in a way that enhanced security, yet preserved smooth tenant and visitor flow. Specialized rooms had to be designed and constructed to support IT infrastructure and facility operations while meeting strict technical requirements. Ground floor facades required modification while preserving the building’s historic character. Infrastructure and systems essential to data center operations had to be upgraded to ensure reliability, scalability, and compliance with industry standards. Scheduling challenges had to be addressed when certain areas were unavailable for scanning or construction due to demolition or phased work. ‍ Solution GPRS’ Project Manager captured 200,000 square feet of space with the Leica RTC360 scanner at 2-4mm accuracy, completing 504 individual laser scans. Two mobilizations were conducted to ensure complete coverage of the basement, levels 1–4, level 8, and the roof. All architectural, structural, and MEP systems, including data closets and cooling systems, were documented in a colorized point cloud, capturing walls, floors, ceilings, doors, windows, roof infrastructure, exposed columns, beams, stairs, piping, conduit, and ducts. An Autodesk Revit 3D BIM model was generated to provide precise details of the data center’s spatial relationships, geometry, structure, and systems. From the BIM model, 2D CAD drawings were produced to support pre-construction planning, enabling teams to quickly understand the project scope before advancing into detailed 3D modeling. ‍ Benefits 3D laser scanning delivered a comprehensive, real time digital view of the data center, capturing precise structural and MEP layouts that seamlessly integrated with CAD and BIM for accurate planning, clash detection, and efficient construction sequencing. Deliverables were shared via SiteMap, GPRS’ secure, cloud based platform and mobile app, which centralized point cloud data, CAD files, and BIM models into an interactive tool for easy access and collaboration. With accurate facility as-builts, errors, change orders, delays, and costs were reduced during renovation. Cooling system upgrades were enhanced through precise modeling of roof infrastructure. Laser Scanning Expedites Airport Renovations

GPRS provided 3D laser scanning services for John Glenn International Airport in Columbus, Ohio. The client was upgrading the existing airport entrance. Renovations included the installation of a prefabricated ceiling panel system and new doors. The primary objective of the laser scan was to capture the ground, curbs, ceiling beams, and related structural features to design and prefabricate the upgrades.

John Glenn International Airport – Columbus, Ohio Airport Entrance Upgrades Requires 3D Laser Scanning ‍ TASK: GPRS provided 3D laser scanning services for John Glenn International Airport in Columbus, Ohio. The client was upgrading the existing airport entrance. Renovations included the installation of a prefabricated ceiling panel system and new doors. The primary objective of the laser scan was to capture the ground, curbs, ceiling beams, and related structural features to design and prefabricate the upgrades. ‍ CHALLENGE: The client had a 60-day window to complete renovations, and no in-house engineers. The airport entrance did not match the architectural drawing; the ceiling structure was sloped where the drawings showed it level, and differing beam heights and widths between two levels of the airport created additional challenges. They needed accurate as builts to tie the upgrades to the existing structure and align with the camber of the structure. The client also had to deliver precise measurements to the ceiling panel system prefabricator and to provide the builders of the custom doors precise measurements on entryways. This would minimize any assumptions that could lead to field changes and schedule delays during construction. ‍ SOLUTION: The airport, which serves 7 million annual travelers, needed to remain in operation with little to no interruption of services. So, 3D laser scanning was completed at night during low passenger activity periods, so the airport could remain in operation. The GPRS Mapping & Modeling Team worked closely with the client to create maps and models to expedite components and minimize inaccuracies. 2D CAD drawings, and a 3D BIM model were delivered, which eliminated field adjustments and delays during renovations. The laser scan data also helped the client to plan how the new entrance would tie into the existing entrance, while taking into account all of the field variables.
