3D Laser Scanning Before Concrete Pour Saved Client Thousands

The client was in active build of an eight-story apartment complex in Houston, Texas. Each floor had five to six concrete pours scheduled on specific dates over an 8-month period. GPRS 3D laser scanned each area to capture the existing conduit, post-tensioning, rebar plan and sleeves prior to the slab being poured. This allowed the client to check the existing conditions for any irregularities.

Location: Houston, Texas Task: The client was in active build of an eight-story apartment complex in Houston, Texas. Each floor had five to six concrete pours scheduled on specific dates over an 8-month period. GPRS 3D laser scanned each area to capture the existing conduit, post-tensioning, rebar plan and sleeves prior to the slab being poured. This allowed the client to check the existing conditions for any irregularities. Challenge: The client was on a strict timeline and did not want delays in construction. They needed to quickly and accurate ensure that everything was in its correct location prior to pouring the slab. The client needed a 3D laser scanning company who could quickly mobilize to the site, conduct efficient laser scanning and provide point cloud data aligned to the design drawings within 24-48 hours. Solution: GPRS worked closely with the client. The scan technician mobilized to the site 1-2 times a week for 8 months and quickly captured the data without stalling the construction process. The scan technician set up the laser scanner at multiple locations around each slab and captured the data without disturbing the active construction site. GPRS’ team of in-house engineers quickly provided the point cloud alignment. The sub-centimeter point cloud data allowed the client to review the site conditions and make changes prior to the scheduled pour and without ever having to leave the office. Deliverable: GPRS’ Project Manager laser scanned each area and provided a colorized point cloud to the client. The colorized point cloud allowed the client to see color imagery, stitched over the point cloud to assess the area for misplaced sleeves, conduits and post-tension runs. This data was also aligned to the existing building plans to quickly find any issues. Added Value: The client relayed that GPRS saved them thousands of the dollars with just the first mobilization. They identified issues with the sleeve alignment from the home office and had them corrected prior to the slab being poured. Finding out that the sleeves were not in the correct location, even the day after the pour, would have cost the general contractor tens of thousands of dollars in coring costs alone. And if this problem would not have been discovered until framing and other elements went up could have cost exponentially more. GPRS performed laser scanning services to aid this client in the renovation. GPRS 3D laser scanned the exterior elevation, basement, main lobby level, 2nd floor and elevator shaft – more than 30,000 square feet of space. All structural and architectural features were captured as part of the scan. PROBLEM: No accurate as-built drawings existed. It would have been difficult, costly and time consuming to manually measure the 19-story building. The developer was not local, making transportation and lodging an added expense. Safety was also a concern, as the building was partially demolished and contained asbestos. SOLUTION: GPRS quickly mobilized to the site and captured the existing conditions of the hotel. Using a P40 survey-grade Leica ScanStation, the local GPRS Project Manager tied the data to survey control, achieved 2-4mm accuracy, and mitigated movement, ensuring level scans. The client received .rcs Intensity Map Point Cloud files, 2D AutoCAD Floor Plans, 2D Point Cloud Sheets, a 3D Revit 2017 LOD 100 Model and TruViews. To save costs and expedite this project, only the unique floors of the hotel were laser scanned. Capturing the basic structural and architectural features will immensely help the architect in planning the hotel renovations. PROBLEM The client needed the fastest way to document 59 acres and 27 buildings with the highest level of quality. Each building was unique and needed to be documented and modeled to plan for expansion, including pumping stations, sludge digester, thickener, tank reclamation, purification systems, aeration, primary and secondary settling, maintenance facilities and visitor center. The client had their own laser scanner, but did not have the manpower and resources to complete the project timely. Solution GPRS has a highly integrated and highly motivated team of laser scanning professionals. 59 acres of campus was 3D laser scanned in a 4-month period, sometimes with up to 10 Project Managers on site at one time. GPRS Project Managers captured 2,990 color scans and an in-house team of engineers produced an LOD 350 Revit model of the interior and exterior of 27 buildings of a 59 Acre Wastewater Treatment Plant including architectural and structural details, MEP and process piping ½" and above, valves, flanges, equipment detail and location, stairwells, railings, closets, restrooms and janitor rooms. The client also requested EdgeWise files, so the GPRS Mapping & Modeling Team modeled all piping, valves, flanges, ducts, conduit and framing and organized it in layers in accordance with the client’s naming conventions for location, plant process and material specifications. The client also used the BIM model to determine if the existing drawings reflected actual site conditions.
